You will find two new buttons added to the Excel tool bar menu. One is for calculating APR, the other for changing the ratio limits. Clicking the APR% button displays the APR calculator.
Use this calculator to enter in expenses that are used to calculate the APR. PMI (down), Points, and Origination Fees are entered in automatically by the program.
Clicking the $Change Ratio Limits button displays the $Change Ratio Limits Form. Clicking the 28% or 36% buttons resets either ratio to these "default" settings. The other buttons allow you to change the limits up or down.

Go to the Tools menu and choose Add-Ins... The following dialogue box (see right) should appear.
Make sure the Analysis ToolPak option is checked, then click OK. Close and reopen Excel.

After downloading the file, simply double-click the file and a splash screen will be displayed. Click the "Browse" button and choose any place on your computer you wish. Then, click "Unzip" and close the splash screen.
